OUR AIM THE PURPOSE of the Santa Barbara Home Plan-ning Co. is to extend to the building public the advantages of Architectural training and design in such a way as to best serve the average home builder no matter how small a house is desired. The first requisite is good substantial houses built of the best materials possible. Care has been taken to design homes that will be livable and harmonious in every respect and that will meet the needs and desires of the owner. As the design of the exterior is very essential, special attention has been given to that portion of the work. It is advisable to invest a little more money in this respect and thereby increase the value of the property. For a house well-built rather than che-aply is appraised correspondingly. Care has been taken to have all plans and specifications offered complete in every detail. Therefore each home builder is assured of the best service. 4DISTINCTIVE HOMES CALIFORNIA NUMBER SANTA BARBARA HOME PLANNING COMPANY SERVICE By the purchase of our plans the owner and the contractor •are mutually benefitted, as it gives them an accurate description of the house and a definite understanding and basis on which to form a contract and carry on the work. The plans are made under the supervision of experienced architects, •and are clear and precise in every detail. All sizes and dimensions are given, there is no guess work for the contractor. The specifications are also worked out from long architectural and scientific study and experience. The materials specified are considered the best and most adaptable to the particular purpose for which they are used. Should the owner desire slight changes made in the plans or specifications, or in case the particular material or commodity is not easily obtainable, such changes should be made in writing and taken up with the contractor before signing the contract or ordering him to proceed with construction. Any changes necessary after construction work commences should be ordered in writing after a definite price for such change has been given by the contractor. In case a change from the sketches shown in this book is desired it can be obtained on application and payment of costs for additional sketches, and prices for incorporating the change in the working drawings will be quoted. The contract forms are of the general form for the State of California, and one signed copy, with a set of plans and specifications, should be filed with the County Recorder before construction work starts. Further details on our service or suggestions to prospective home owners or contractors will be cheerfully given on request. 6DISTINCTIVE HOMES CALIFORNIA NUMBER BUILDING COSTS The approximate costs of houses shown in this book have been fixed by taking an average of Southern California building prices. On getting contractors’ estimates it is found that these prices will vary somewhat for different localities and with different contractors. The rise and fall of material and labor prices also affect the total cost, and all these conditions should be taken into consideration when figures are received on a set of plans. It should be in a growing locality the property values of which are on the upward trend. The neighborhood should be a desirable one in keeping with the living conditions and the standards of the individual. The lot should face in the direction as to secure the advantage of the present buildings and those that may be built and to insure the best view. Good soil, high ground and good drainage are essential points to be observed. The lot should be conveniently located as to public utilities gas, light, sewer, water etc. That no mistake be made it is advisable to confer with a banker or a dependable business man in regard to the lot. In selecting a plan for the home there is much to be considered. The house must be of size and shape to fit the size and shape of the lot. It must be placed so as to take the best advantage of the outlook. If the land is sloping the house must conform to the contours of the ground. The plan that best meets all the requirements of the individual should be chosen. The next important consideration is the cost. Arrangements must be made to finance the building. In this regard it is best to consult a reliable banker. There are several ways in which money can be obtained for this purpose. The ordinary way is through the Building and Loan organizations which are upon the whole trustworthy and economical. However each should be carefully investigated. 10DISTINCTIVE HOMES CALIFORNIA NUMBER It is custom-ary to loan 60% of the valuation of the property, i. e. taking the land value and the building value together, for example if a lot cost $1,000 and the building $4,000 the loan made would be 60% of $5,000 or $3,000. The loan is paid off by monthly installments, interest decreasing periodically. A straight mortgage is •another way of securing money. This is payable in a certain term of years. Usually the percentage of the loan to the total valuation is smaller than in the case of the building and loan. If one is unable to get enough money from the building and loan it is possible to borrow on a second mortgage payable in a term of years. However second mortgages are not advisable or to be recommended for the interest rate is usually higher. When sure that the building can be financed send for the plans and specifications, three sets of which will be furnished unless extra sets are desired. The plans are then taken to a contractor or to several contractors to get figures. It is customary to accept the figure of the man giving the lowest price if he is •a responsible builder. Care should be taken to select a reliable contractor and he should sign the contract before commencing the work. It is also advisable to require him to furnish a bond. One set of plans with specifications and the contract must be filed with the County Recorder. This is a very important step as it may save many disputes and possible law suits. The contract blanks furnished with the plans give the customary method of paying for the work. When the contract is finished and the building accepted notice of completion must be filed with the County Recorder. 11DISTINCTIVE HOMES CALIFORNIA NUMBER By careful study of the plans and specifications the owner can get a fairly accurate knowledge of the workmanship and material called for and be able to judge whether the contractor is carrying out the work satisfactorily. If there is a doubt in the owner’s mind or if it seems necessary, a consultation with someone experienced in construction should be made. These suggestions are offered with the desire to help the home builder in the preliminary procedure. Complete details are given with the plans and specifications. 12DISTINCTIVE HOMES CALIFORNIA NUMBER Plan No. 82 PLAN No. 83 has similar ac-commodations to Plan No. 82, except that the dining portion of living room is an alcove and has no built-in buffet. The exterior design is similar to sketch above except that the fireplace and chimney are in the center of the gable. FROM the Terrace of this little house one can enter through the glass doors either the living room or the hall. In the front corner of the living room next to the large picture win--dow is a Spanish corner fireplace, a picture of which can be seen on Page 19. The dining end of this long room has a built-in buffet. In the hall is a large closet and built-in linen closet. The Spanish treatment of the exterior could be enhanced by the use of tile on the roof instead of shingles, at a small additional cost. It is suitable for a narrow lot and has spacious rooms as well as many conveniences, such as the built-in seats and coat closet in the living room, and water heater and linen closets in the hall. The exterior is shingle or rustic siding, but can be in stucco if desired.
